For communities
Professional Painting of Communal Areas
Painting a community building is not the same as painting a flat. There are residents coming and going, stairways that cannot be blocked and garages with special ventilation requirements. We have years of experience working with property administrators and community presidents in Malaga.
We prepare clear, itemised quotations designed to be presented at owners' association meetings (juntas de propietarios). They include timelines, phased execution plans and the health & safety documentation required by law.
For expat owners who find community meetings conducted entirely in Spanish rather daunting, we can provide an English-language version of the quotation and explain what needs to be approved.

Our method
How We Work in Community Buildings
1. Visit and measurement
We visit all communal areas, take real measurements and assess the condition of every surface. We prepare an itemised quote broken down by area.
2. Phased planning
We organise the work by zones to minimise disruption. We never block complete access to a floor — residents can always get in and out.
3. Execution with daily clean-up
At the end of every working day, we clean the work area. Residents find the stairways and corridors tidy each evening.
4. Handover and final inspection
We carry out a joint inspection with the president or administrator. We touch up any details and leave the communal areas spotless.

Frequently asked questions
About Community Painting
Do you paint the building facade?
No. We specialise in interior communal areas: lobbies, stairwells, garages, interior patios and lift doors. External building facades at height require scaffolding and specialist access equipment, which is outside our scope.
How is the quotation presented at the owners' meeting?
We deliver a clear document broken down by zone (lobby, stairwell, garage...), with square metres, unit price and total. Ready to attach to the meeting minutes. We can provide an English-language version on request.
Can residents use the stairs while you are painting?
Yes. We work in alternating sections: while one side dries, the other is open for passage. We never block complete access to any floor.
What paint do you use in garages?
Garage-specific paints: highly resistant to vehicle scuffing, anti-dust, with a finish that improves brightness and visibility underground.
Does the owners' meeting need to approve it first?
Usually yes. We provide a detailed quotation for the president or administrator to present. Once approved at the meeting, we agree start dates. The quote typically needs a simple majority vote.
Does Your Community Need Painting?
Free, itemised quotation ready for the owners' meeting. No obligation.
